Auction Terms for Bidding
1. The successful bidder will deposit $1000 within 48 hours of the closing of the auction by credit card or check by mail for final bids over $10,000.
For final bids under $10,000, the full bid amount shall be paid within 48 hours. Checks can be sent via overnight delivery and are to be made out to Neal VanDeRee Auctioneers.
2. The above deposit shall be accompanied by a non-contingent purchase agreement.
3. All information and dimensions in this catalog were derived from sources believed to be correct but are not guaranteed. Buyers shall rely entirely on their own information, judgement and inspection of the property and the property's records. No implied or expressed warranties shall accompany the sale of the property by the seller or the seller's agent.
4. This home auction is absolute and shall close within 7 days of the auction.
5. Buyer's closing costs will be $250. All prepaid rent will be prorated.
6. A Free and clear title is in the possession of the auctioneer on behalf of the seller and shall be given to the buyer at closing.
7. All announcements from the auction block (in this case, with as made with updates online) take precedence over previously written or verbal statements.
8. The buyer agrees to pay an auction fee (commonly known as a buyer's premium) in the amount of 10% of the purchase price. This buyer's premium shall be paid at closing of the title and delivery of the deed.
9. Closing shall be within 7 days.
10. Auction Administrative Fee. In the event a winning bidder FAILS to submit the signed 'Contract for Sale & Purchase Agreement' and deposit earnest money as provided in the Auction Terms, the winning bidder will be charged an administrative fee of $2,500.00 on the credit card provided at auction registration. Additional default remedies are reserved by The VanDeRee Auction Company and the Seller as provided in the Auction Terms & Conditions and the 'Contract for Sale & Purchase Agreement'. All administrative fees are non refundable.'
